A house rewire is one of the most disruptive jobs you’ll ever have done. It’s also one of the most important — the wiring behind your walls is what stands between your home and a fire. SMC Electrical Ltd carries out full and partial rewires across Surrey, NAPIT registered and working to BS 7671 (18th Edition). We plan the job around your living arrangements, lift floors carefully, and leave the property tested, certified and safe.

When a rewire is needed
Signs your wiring is past it.
- Rubber, fabric or lead-sheathed cabling — anything pre-1965
- Old round-pin sockets or sockets without earth pins
- Cast-iron or wooden fuse boards with rewireable fuses
- VIR (vulcanised india rubber) cables with cloth-covered red and black insulation
- No RCD protection anywhere in the consumer unit
- Frequent tripping, burning smells around sockets, or scorch marks at outlets
- EICR has come back with multiple C1 or C2 codes
For properties from the 1960s–80s, a partial rewire plus consumer unit upgrade often does the job.
What a full rewire includes
A complete first-fix-to-cert rewire

- New consumer unit — metal-cased 18th Edition board with RCBO protection (FuseBox, Hager or Wylex)
- New sockets and switches to your spec, LED downlights, smart lighting, dimmers
- Dedicated circuits for kitchen appliances, electric showers, EV chargers
- Smoke and heat alarms to BS 5839-6 Grade D1
- Bonding to gas and water services upgraded
- Full testing — dead and live, all readings recorded
- Building Control notification via NAPIT and DEIC issued
First fix to final test
Floors lifted carefully, cables routed properly.
A rewire is one of the most disruptive jobs you’ll have done — so we plan it around how you live. Room by room where we can. Floors lifted carefully and put back. Cable chases made good for a plasterer. The end result is a fully tested, fully certified installation that’ll see you through the next 25 years.

Frequently asked questions
Rewire questions we’re asked the most.
Do I have to move out for a rewire?
Usually no. We work room by room and isolate one circuit at a time. You’ll have power and water for most of the job, though there will be days where one room is properly out of action
How much does it cost to rewire a 3-bedroom house in Surrey?
Most three-bed semis come in between £5,500 and £7,500 supplied, fitted, tested and certified. Period properties with awkward access cost more.
Can I do a partial rewire instead?
Often yes — we’ll do an EICR first to identify exactly what needs to be redone. Many homes only need the consumer unit and certain circuits replaced rather than a full strip-out.
Will my walls need replastering after a rewire?
Cable chases need filling and skimming. We leave neat chases ready for a plasterer — we can recommend one if you don’t have someone.
Is a rewire notifiable to Building Control?
Yes — because we’re NAPIT registered, we notify on your behalf and you receive a Building Regulations Compliance Certificate by post.
Do you guarantee the work?
Yes — workmanship guaranteed for 1 year. The NAPIT Insurance Backed Guarantee separately covers any non-compliance issues.
